Common Law tenancies (for exapmle - where you live with the tenant in your home, a tenancy where the annual rent is more than £8,333.33 per month (£100,000.00 per year, a letting granted to a limited company, etc) require an alternative possession process that is similar to Section 8 & Section 21, however is fundametally not the same.

England:
Section 21 Notices:
Used for evictions after a fixed-term tenancy ends or in periodic tenancies. Tenants receive at least 2 months' notice.
No rent arrears can be claimed as part of Section 21 claims for possession.
Section 8 Notices:
There are 17 separate grounds for possession under Section 8.
The Section 8 procedure is used for cases where there are more than 2 months worth of rent arrears, damage to the property, failing to maintain the property according to the contract, etc.

Pre-action Letters:
In some cases, a firm letter may be enough to resolve the issue without further action.
We adopt a 3 step process for tenancy eviction matters
1 Service of the Notice
We can ensure that the Section 8, Section 21 or Notice to Quit can be served validly and that the Notice itself is valid to be relied on in the Court action for eviction.
2 Legal proceedings
We can draft the Court proceedings and submit these to the home court for the property wherever it is based in England and Wales. If a hearing is necessary we will arrange for a suitable representative to be instructed to attend to advocate for you. We will ensure that an Order for Possession is sought on your behalf.
3 Bailiff eviction
Where the tenant does not leave your property by the possession date in the Court Order, we will instruct the Court Bailiffs to evict the tenant formally and advise you in relation to this process.
